Pine Crest Estates West

Pine Crest Estates West is a newer acreage development in Orrock Township, just outside Big Lake in Sherburne County, roughly 40 miles northwest of Minneapolis. Lots are large and wooded rather than the quarter-acre grid you get closer in, and the homes on them are custom or semi-custom builds rather than production repeats.

The draw is the setting. The Sherburne National Wildlife Refuge — about 30,000 acres of wetland, oak savanna and prairie — sits directly across the road, which means the open space behind the neighborhood is not waiting to be developed. That is a rare thing to be able to say about a growth corridor.

Buyers who want land and are willing to trade commute for it. You are 45 minutes to an hour from downtown Minneapolis depending on the day and Highway 10 traffic, and there is no getting around that.

In exchange you get acreage, room for a shop or outbuilding, genuine quiet, and a house you chose the plan for. For a lot of families moving out from Maple Grove, Rogers or Elk River, that is the trade they were looking for.

An acreage build is not a subdivision build, and the diligence is different:

• Well and septic. Most acreage lots out here are not on municipal water and sewer. A septic system needs a soil test and a design, and both belong in your contract before you commit.
• The buildable area. Wooded and rolling lots do not use their whole acreage. Where the house, drive and septic actually fit determines the real footprint.
• Township vs city rules. Orrock is a township. Setbacks, outbuilding limits and permitting run differently than inside Big Lake city limits.
• Utilities to the site. Power, gas and internet to a rural lot are a cost line, not an assumption.
• Snow and access. A long private drive in Sherburne County is a winter-long commitment.

None of this is a reason not to buy out here. It is a reason to have someone asking the questions before the building agreement is signed.

Homes in Pine Crest Estates West are custom builds, and a builder contract is the builder's own document rather than the standard Minnesota purchase agreement — different earnest money, different completion-date language, different change-order terms.
